Choose the Right Survey for Your Property
The right survey depends on the age, construction, condition and complexity of the property. We will discuss the property with you before recommending the most appropriate inspection.
RICS Level 2 Home Survey
A Level 2 Home Survey provides a clear assessment of the condition of a conventional property. It identifies visible defects, highlights matters requiring attention and uses condition ratings to help you understand the relative urgency of each issue.
It is generally suited to houses, bungalows and flats of standard construction that appear to be in reasonable condition.
RICS Level 3 Building Survey
A Level 3 Building Survey provides a more comprehensive assessment of the property, its construction and its condition. It gives detailed advice about defects, likely causes, repair options and further investigations.
It is particularly suitable for older, larger, altered, unusual or visibly defective buildings, as well as properties where major works are being considered.
New-Build Snagging Surveys
A detailed inspection of a newly built property to identify incomplete work, visible defects and poor-quality finishes before or shortly after completion.
More Than a Standard Home Survey
Sometimes you do not need a complete home survey. You may need a focused investigation into a particular defect, concern or type of property.
Vendor Surveys / Pre-sale Surveys
A survey commissioned before marketing a property. It can identify defects that may affect the sale and give the owner an opportunity to obtain advice or arrange repairs before a buyer’s survey takes place.

When a particular defect or concern has been identified within a property, a Specific Defect Report can provide a focused assessment of the issue and its potential implications.
