Who are Kenny Relf Surveyors?

We are Rob Kenny and Steve Relf, and we love what we do. We're based in Chichester and we have a shared passion for surveying with a client focussed approach brought us together.   


We are both RICS qualified and regulated. Whether you need a Home Condition Survey, Building Survey, Snagging or New Build Survey, Defect Diagnosis, or just some friendly advice, we’re here to help!

Our Chichester based building survey business was built from the ground up with one goal in mind: the best residential surveyors providing the best surveys possible. 


We conduct a level 3 inspection as standard; we use the latest technology such as drones and thermal imaging cameras; we conduct extensive research before the inspection; and we produce a highly detailed but jargon free report.

We know that buying a house can be stressful. We are available to speak to our clients at evenings and weekends to answer any questions or concerns. 


We will call you straight after the inspection to let you know if we've found anything serious, or (hopefully) that there are no major defects.

Simply call or email Rob or Steve. We’ll discuss your requirements and provide you with a quote straight away. 


We’ll include a detailed research report, yours to keep whether you appoint us as your surveyors or not. We also send you a sample report so you know exactly what to expect.

Every house has things that need repairing or replacing. Our reports will not only tell you what's wrong with the property, they tell you how serious or urgent the defect is and exactly what to do about it. 


Each element is given a traffic light rating, helping you to prioritise and budget.

From detailed RICS Level 2 and Level 3 surveys to new build snagging inspections, defect reports and valuations, we deliver thorough assessments that identify risks, highlight defects and support confident decision‑making. With a focus on accuracy, clarity and practical guidance, our reports help you avoid costly surprises and protect your investment from day one.

Surveys

RICS Levels 2 & 3

RICS Level 2 (HomeBuyer) and Level 3 (Building Survey) reports provide detailed, professional assessments of a property’s condition, tailored to different levels of complexity and risk. 

Snagging Surveys

New build snagging surveys are carried out on newly constructed properties to identify defects, incomplete work, and poor-quality finishes before or shortly after completion. 

Vendor Surveys

Pre-sale surveys, also known as seller surveys, are commissioned by homeowners before putting a property on the market. They provide an assessment of the property's condition, identifying any defects or issues in advance of marketing. 


Reports

Subsidence, leaks etc.

A single defect report (also known as a specific defect report) is a focused property inspection carried out by a qualified surveyor to investigate one particular issue within a building, such as cracking, damp, or a roof defect.

Causes & cures

A damp and mould report is a detailed inspection carried out by a qualified surveyor to investigate moisture issues within a property and assess any associated mould growth. 

Risks & removal

A spray foam report is a specialist inspection to assess the presence, condition and risks associated with spray foam insulation within a property, typically in the roof or loft space. 


Services

HMLR Compliant

Preparing Land Registry plans involves producing a clear, accurate and properly scaled drawing that identifies the legal boundaries and extent of a property for registration purposes.

Heat loss, leaks etc.

Thermal imaging is used as a non‑invasive method to identify hidden defects by detecting differences in surface temperatures. It can highlight issues such as heat loss, missing or poor insulation, air leakage, and concealed damp or leaks. 

Roof inspections etc.

Drones are a fast, safe and highly effective way to capture detailed information about buildings and land from the air.

I’ve always been interested in houses; buying them, developing them, building them and now surveying them. I spent 25 years working as a detective, then 10 years involved with property as a construction company owner. I’ve now brought all of my skills together as a house detective; Investigating, finding evidence and reporting the facts back to you. I get huge satisfaction from helping our buyers make fully informed decisions. I think that shows in each and every survey I do.
