What Is Rising Damp?

Understanding One of the Most Misunderstood Property Defects


Few property defects cause more confusion than rising damp. It is regularly cited by damp-proofing contractors, survey reports and property buyers, yet it is also one of the most frequently misdiagnosed building problems.

At Kenny Relf Surveyors, we regularly inspect properties where homeowners have been told they have rising damp, only to discover that the actual cause is condensation, high external ground levels, leaking pipework or another building defect.


What Is Rising Damp?


Rising damp occurs when moisture from the ground travels upwards through masonry by a process known as capillary action.

Most modern homes are protected by a damp-proof course (DPC), which is typically a layer of impervious material installed within the wall close to ground level. Its purpose is to prevent groundwater from rising into the structure.

Where a damp-proof course is damaged, bridged or absent, moisture can sometimes travel upwards through the wall.


What Are the Signs of Rising Damp?


Common indicators include:

  • Damp staining at low level
  • Salt contamination to plaster
  • Crumbling skirting boards
  • Peeling decorations near floor level
  • Tide marks on walls
  • Decayed timber adjacent to affected masonry

However, these signs alone do not prove the presence of rising damp.

One of the most common questions buyers ask is whether they need a Level 2 Survey or a Level 3 Survey.

Damp Proof Courses Explained

What Is a Damp Proof Course?


A damp proof course (DPC) is a barrier installed within a wall to prevent moisture from the ground rising into the building through capillary action.

Since the late 19th century, damp proof courses have been incorporated into most buildings to reduce the risk of rising damp. Modern DPCs are commonly made from plastic membranes, while older buildings may contain slate, engineering brick or bitumen-based materials.


How Does a Damp Proof Course Work?


A damp proof course creates a waterproof layer within the wall structure. This interrupts the path that moisture would otherwise take as it moves upwards from the ground.


When functioning correctly, a DPC helps keep internal walls dry and protects decorations, plaster and timber components from moisture-related deterioration.


What Problems Can Occur?


A damp proof course may become less effective if:

  • It has been damaged during alterations.
  • External ground levels have been raised.
  • Paths, patios or flower beds bridge the DPC.
  • Internal floor screeds bridge the DPC.
  • Defective drainage causes excessive moisture.


Does a Property Without a DPC Have Rising Damp?


Not necessarily.

Many older buildings were constructed before damp proof courses became common. These buildings often rely on breathable construction materials and evaporation rather than physical moisture barriers.


For this reason, the absence of a damp proof course does not automatically mean a building has rising damp.
